This whole-home renovation in collaboration with Spacial Effects Design was shortlisted as a 2023 Georgie Finalist for Best Renovation Under $250,000. Like many South Delta homes of its age, the floor plan was outdated. The owners wanted us to open up the space on the main floor to create a Great Room for better overall flow and entertaining. Upstairs, they wanted to enlarge the primary bedroom and ensuite to create a relaxing space for soaking and sleeping.

Our team took most of the main floor area down to the studs, removed the walls between the kitchen, dining room and family room, and installed two beams for support. The new, streamlined kitchen features custom cabinetry, waterfall countertops, and a wine fridge in the large island. The homeowners can choose to eat in the dining room, or have their morning cup of coffee in the breakfast nook, with its built-in bench and under-seat storage.

New wide-plank flooring was installed throughout the home, as well as hot water-on-demand, and a new HVAC system. The living room was updated with an electric fireplace to create a cozy retreat away from the main flow of traffic.

Upstairs, the design team stole space from the existing walk-in closet to create room for a soaker tub in the ensuite and a large, glass-enclosed shower. The homeowners still have a walk-in closet, but now they also have a spa-like retreat at their bedroom door.
